About This Calculator

This calculator provides estimates for UK mortgages in 2026. Actual rates and terms will depend on your lender, credit score, and market conditions. The affordability check uses the 45% rule (45% of take-home pay for housing costs). Stamp duty rates are for England and may vary in other UK nations. Frequently Asked Questions

How the mortgage calculator works

Monthly repayments use the standard repayment mortgage formula: the loan is the property price minus your deposit, repaid in equal monthly instalments of capital and interest over the term at the rate you enter.

The affordability check works backwards from 45% of your monthly income after existing debt payments to the largest loan that payment could support at the same rate and term. Stamp Duty Land Tax uses the standard rates in England and Northern Ireland: 0% up to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above.

What the results mean

  • Monthly payment: what you would pay each month for the whole term if the rate never changed.
  • Total interest: the cost of borrowing over the full term. A shorter term or a bigger deposit reduces it.
  • Affordability: a rough guide to what lenders may see as manageable. Lenders also stress-test your application at a higher rate and look at your credit history and commitments.
  • Stamp Duty: the tax due on completion at standard rates.

Assumptions to keep in mind

  • Most UK mortgages are fixed for two or five years, then move to a variable rate, so payments change after the fixed period.
  • First-time buyer relief, the higher rates for additional properties, and Scottish and Welsh property taxes are not included.
  • Arrangement fees, legal costs and surveys are extra.
